What we need in order to answer

We would rather publish our limits than let you find them. Most of our relationship with you is written: reports, quotes and summaries, in your language.

The 11 questions we get asked before signing
They all come up, in the same order. Here are the answers, with nothing dodged.
How can I hand you my keys without knowing you?
You do not hand them over at the first exchange. The check visit is free and with no commitment: we come, we go through the 38 points, we send you the report. You see the work before you decide. If you continue, the keys are kept in a sealed key cabinet, identified by a code and never by an address, and every removal is logged. The log is shared with you on request.
What happens if you lose my keys?
Our policy covers that specific case up to 30,000 euros, including replacing the lock cylinders. It is an extension we asked the insurer for, because no standard contract includes it. The certificate is handed to you before you sign, not after.
Will my insurer accept your reports?
Yes, and it is the very reason several clients signed. The reports are dated, time stamped and photographed. Beware of a false idea that circulates in our trade: we read 17 home insurance contracts sold in Spain and none of them requires a periodic visit. What 7 of them do require is an action within a deadline, from 48 hours to 60 days depending on the contract, most often shutting off the mains water and draining the system. A dated, photographed report is what proves the action was taken, and on which date.
Can I stop whenever I want?
Yes, in 2 ways. Within the 14 calendar days following signature you can withdraw without reason or penalty, with a simple message: it is a right, and the model form comes with the contract. After that, the contract is monthly, cancellable with 30 days notice by a simple message. No penalty, no minimum term, no automatic 12 month renewal. We would rather you stayed because the service is useful to you.
I do not speak Spanish. How does it work with tradesmen?
That is exactly the problem we solve. Krystel is Spanish, a native speaker: she calls the tradesmen, the community of owners, the town hall and the utilities. You get the summary in your own language. You never have to make a call in Spanish.
Are the published prices the final prices?
Yes. They include tax, with 21% IVA, and cover the number of visits and the labour hours stated. Any work outside the package is quoted in writing and you approve it before anything starts. No invoice is ever issued without your prior agreement.
What do you do in an emergency while I am away?
We shut off the water or the electricity if needed, we photograph, we call you, and we send a quote the same day. We start no work without your agreement, except to stop damage in progress. Our base is in Busot and the furthest town we cover is la Torre de les Maçanes, 35 minutes away.
Are you a security company?
No, and that matters both ways. Our trade is named in Spanish law 5/2014 as something that falls outside its scope. Its article 6.2.d covers «la comprobación y control del estado y funcionamiento de calderas, bienes e instalaciones en general, en cualquier clase de inmuebles, para garantizar su conservación y funcionamiento», and its article 6.2.a does the same for «el cuidado y custodia de las llaves, la apertura y cierre de puertas». That is exactly what we do, under the owner's written mandate. What we do not do, and what requires a licence we do not hold, is the guarding and protection of property of article 5.1.a. In plain terms: we do not promise to stop a burglary. We promise that a house opened, aired, checked on 38 points and properly closed again every 15 days does not deteriorate the way a house nobody opens for 7 months does, and that a problem is found in days rather than months.
I am 1,800 kilometres away. How do I get you my keys?
You do not need to travel. 3 options: you send the spare set by tracked post, a neighbour or your agency hands it over against a signed receipt, or we fit a coded key safe on the property during the free visit, at our cost. In all 3 cases you receive a photo of the sealed set, its identification code and the key register. No key carries your name or your address.
Is my insurance still valid if a third party holds my keys?
Yes, and it is the opposite that exposes you. Spanish policies allow keys to be handed to a provider under written mandate, which is what the Domivaro contract is. Several of them, however, make water damage cover conditional on an action taken within a deadline, from 48 hours to 60 days depending on the contract. And 1 of the 17 we read, at Ibex and HDI, switches the house to unoccupied after 60 days without a key holder calling in. Send us your policy: Krystel tells you within 48 hours, in writing, exactly what your insurer requires.
How do I pay from abroad, do I need a Spanish account?
No. SEPA direct debit from your Dutch, Belgian, British or French account, or a monthly transfer, your choice. Spanish invoice with 21% IVA included, emailed on the 1st of the month. No deposit, no set up fee, no card stored. You stop with a simple message and 30 days notice.
Monday to Friday 9 am to 6 pm, Saturday 9 am to 1 pm. Fabrizio or Krystel answers, never a switchboard. The call is taken in French or Spanish. In English, WhatsApp and email get you a written answer the same day, from the person who was in your house.
