The first visit is free, and in 2 cases out of 3 it needs no key at all. You get a dated photo report the same evening, and you decide afterwards. Here is how it works, in 3 situations and 6 steps.
3 ways to start, and 2 of them need no key
Pick the one that matches where you are today. We know what it takes to hand over a key, so we do not ask for one at the first appointment: you see what we produce first.
You are not in Spain and nobody holds a key
Ask for the exterior report. We walk to your house, record everything visible from the street, and send you the dated photo report the same evening. It is free, it commits you to nothing, and you hand over nothing.
You are here, or you will be soon
This is the best moment. You open the door yourself, we run the full 38 point check in front of you, you see exactly how we work, and you get the report that evening. Still free, still no key handed over.
Somebody already holds a key to your home
Your administrador de fincas, a neighbour, the agency that sold you the house. They open the door and they can stay for the whole visit. Many of our first appointments happen this way, because the person introducing us is somebody you already know.
Start without handing over a key
The exterior report asks for nothing: no key, no code, nobody at home. We come, we note what can be seen from the street and the garden, and you get the report with photographs. You judge on evidence before going any further.

In short
2 of the 3 ways to start need no key at all. The exterior report is free, takes 20 minutes, needs neither your presence nor ours inside the house, and you get the dated photo report the same evening. Keys only change hands at step 5 of 6, against a receipt signed by both sides and a tag carrying neither your name nor your address.
The free exterior report, in 20 minutes
This is the lowest step, and the one we suggest if you do not know us. You give us an address, nothing else.
We go there, on foot, and record what can be seen from the public road or the boundary fence. Nothing more: we do not enter a closed property, we force nothing, we touch nothing.
That same evening you receive a dated and time stamped photo report, laid out exactly like the report our clients receive. It is the same document over a smaller perimeter. That is the whole point: you see the finished product before signing anything.
And very often it is the first time in 6 months that you have seen your own house.
What an exterior report sees, and why it matters
A closed house says a great deal from the pavement. These are the 8 things we photograph.
The base of the façade
Rising damp and run marks show at the bottom of the walls long before anything is visible inside.
Downpipes and roof edges
A downpipe torn away or blocked with pine needles sends water back against the façade with every storm.
Shutters and window frames
A shutter coming loose, a sliding door rail seized by salt, a seal that has gone under the sun.
The letterbox
An overflowing letterbox is the signal passers by read first. It is also the easiest thing to fix.
The terrace and any visible drains
A blocked gully turns a terrace into a pool, and the water comes in over the threshold.
The garden and the irrigation
An oddly green patch in a dry garden means a leak on the drip line, and a water bill climbing with nobody watching.
The colour of the pool water
Visible from the fence, and it tells you in 2 seconds how long ago the treatment stopped.
The meter, if it can be reached from outside
Read and photographed. It is the figure that gives away a leak nobody knows about.

Handing over the keys, step by step
What an owner fears is almost never being robbed by us. It is that if we were burgled, somebody would end up holding their key and their address. That fear has a technical answer, and here it is in 6 steps. Nothing is left to a verbal agreement.
In person, never by post
The handover happens in front of you, at your home or wherever you choose. Never by post, never a coded key safe bolted to the façade.
A receipt signed by both sides
It carries the date, the place, the number of keys, the tag code and both signatures. You keep a copy, we photograph it and email it to you as well. None of our 12 competitors publishes this document.
A coded tag, never your name or address
Your keyring carries a code and nothing else. If it were lost or stolen it leads to no identifiable house. The table linking the code to the address never leaves our desk, and it does not travel in the van.
A locked cabinet, not a drawer
Keyrings live in a locked key cabinet, and we send you the photograph of it.
A movement register
Every time a keyring leaves, the line is written: date, time, person. That register is what allows anyone to say, a year later, who went in and when.
Nobody but Fabrizio and Krystel
No subcontractor, no outside cleaner, no partner agency. One of the 2 comes, and one of the 2 holds the key. Most of our competitors are structures that subcontract.

The day you stop
A commitment is judged by how it ends, not by how it begins. So it is better written down in advance.
You may withdraw within 14 calendar days of signing, with no reason and no penalty, by a simple message. After that the contract is monthly and ends on 30 days notice, again by a simple message. No minimum term, no automatic 12 month renewal.
Your keys come back in person within 7 days, or by registered post if you are not in Spain and ask in writing. The register line is closed, the tag is destroyed, and you receive a dated return certificate.

4 questions people ask before trusting us with a key
Do we have to give you the keys at the first appointment?
No, and we do not even suggest it. The exterior report needs no key, and the full visit happens with you present or with whoever already holds one. Keys only change hands when you decide to start, against a receipt signed by both sides.
Who besides the 2 of you can reach my keys?
Nobody. No subcontractor, no partner agency, no outside person. Fabrizio or Krystel comes, and the keyring only leaves the cabinet for the visit, with a line written in the register.
What if you lose my keys, or you are burgled?
Your keyring carries a code only, never your name or address, and the table linking code to address does not leave the desk. A lost keyring therefore leads to no identifiable house. If locks did have to be changed anyway, our insurance carries a lost key extension of 30,000 €.
I will not be in Spain before the spring. Can I start now?
Yes. Ask for the exterior report, which needs neither your presence nor ours inside the house. You will see the state of your property within 48 hours. We pick the conversation up when you are here, or sooner if the report turns up something that will not wait.
