How we work

The same protocol on every visit, in the same order, whatever the house. That is what makes the reports comparable from one month to the next.

Before

We come in

1 to 4 visits a month depending on the plan, 6 and more with Bespoke, spread across the month so the interval between 2 visits stays regular. Water and electricity readings, opening up, airing, closures checked on the way out.

During

We check

38 points in a fixed order: visible roof, gutters, terraces, seals, plumbing, water heater, air conditioning, pool, irrigation, breakers, damp, pests, letterbox.

After

We repair, then we write

Small repairs are done on the spot, within the fee. Beyond that, you get a quote with photos before anything is committed. The report goes out the same evening, within 24 hours at the latest.

  1. 17:02Arrival, outside round

    Roof from the ground, facades, terrace. First photo at 17:04.

  2. 17:08The water

    Meter photographed, main valve operated, checking for flow with taps closed.

  3. 17:19The plant room

    Water heater, safety valve, electrical panel, breaker tested.

  4. 17:26Inside, room by room

    Humidity measured, ceilings, north corners, full airing of the living room.

  5. 17:31Shutters and locks

    Every shutter operated. One cracked slat south-west: photographed, to watch.

  6. 17:36Pool and garden

    Level, pump, drip lines. Air-conditioning filters cleaned along the way.

  7. 17:41Locking up, then the report

    Every opening checked. The report is written on site and goes out the same evening at 19:10, with the safety-valve quote.

  1. The outside and the structure

    2. 02Downpipes and gutters, blockage by pine needles
    3. 03Facades, new cracks, blistering paint, rising damp and efflorescence at the base of walls
    4. 04External joinery, seals, sliding door tracks clogged with salt
    5. 05Shutters and blinds, each one fully operated
    6. 06Gate, pedestrian door, motor and remote battery
    7. 07Terraces and balconies, drainage, loose or lifted tiles
  2. Water

    1. 08Meter read and photographed, compared with the previous visit
    2. 09Check for abnormal consumption with all taps closed
    3. 10Main stopcock, operated to prevent seizing
    4. 11Water heater, corrosion, safety valve, any weeping
    5. 12Indoor water points, drainage, traps filled against odour backflow
    6. 13Toilets, flush, silent leak in the cistern
    7. 14Softener or filter if fitted, level and regeneration
  3. Electricity and air conditioning

    1. 15Consumer unit, no tripped breaker, RCD tested
    2. 16Meter read and photographed
    3. 17Indoor and outdoor lighting, dead bulbs reported
    4. 18Air conditioning, every unit started, condensate tray checked
    5. 19Air conditioning filters, fouling, cleaned if needed
    6. 20Appliances left on standby, unplugged where possible
  4. Inside and damp

    1. 21Humidity measured in every room, figure recorded in the report
    2. 22Check for mould behind furniture and in north facing corners
    3. 23Ceilings and walls, tide marks, blistering, peeling paint
    4. 24Full airing of the house for the duration of the visit
    5. 25Fridge and freezer, temperature, ice build up, smell
    6. 26Signs of rodents, insects, bee or wasp nests
    7. 27Post collected, sorted, anything official set aside
  5. Pool and garden

    1. 28Water level, topped up if needed
    2. 29Pump and filtration, noise, flow, running time
    3. 30Plant room, leak, damp, corrosion at the fittings
    4. 31Water appearance, pH measured, control photograph at every visit
    5. 32Automatic watering, timer, leak on the drip line
    6. 33Planting against facades and under tiles, pruning flagged if needed
  6. Locking up and paperwork

    1. 34Every opening closed and locked before leaving
    2. 35Alarm reset if the property has one
    3. 36No key and no code left on site, apart from the key box agreed with you
    4. 37Record of any visible change since the previous visit
    5. 38Time stamped photographs of the sensitive points and of the meter

Every point carries a status in the report: fine, watch, or act, plus the Done on site note when we settled it during the visit. A point we could not do still appears, with the reason. If a full visit did not happen, the month is refunded.

Every visit ends with a dated photo report, sent the same evening. We have published it, piece by piece, with a full sample to download.
